Here is the current market conditions for the Frisco TX Homes for sale in the 75034 and 75035 zip codes. Frisco TX is divided into 2 zip codes by Preston Road - also known as the main artery in Frisco. On the west of Preston Road, you will find Frisco 75034. On the east, you have Frisco 75035. In case you wonder, the east and the west sides are just as good but I will share more commentaries below. How to digest this information?

There are more Frisco TX homes for sale on the "West" side. It doesn't mean it's a bad area. For some odd reasons, buyers often think that when they see ALOT of Frisco TX homes for sale in one particular community, etc. If you also haven't noticed, there are more high-end luxury communities in the Frisco 75034 zip code. If you were a Frisco TX luxury home market buyer, more than likely, you would find it also on the west side.

The information above is also skewed as new home builder sales information are not included in this post. Some Frisco TX new home builders do not use the MLS system to sell their homes. Hence, their sales information would not be considered during this analysis.

There are more new Frisco TX home communities in construction on the "East" side. Some of these are Eldorado Crossings, Stonelake West, Villages of Stonelake, Winding Creek Estates, Panther Creek Estates, Dominian at Panther Creek, Crown Ridge, Latera, Cypress Creek, Sorano and Willow Bay. Naturally, these communities are selling but majority of these homes are built-jobs. Hence, not listed on the MLS.

 

I've often been asked: Where is the "better" place to live? The east or the west side? Why is the West side more expensive? Why are there so much foreclosures in Frisco?
