DOM stands for Days on Market ie how long (on the market) it takes the houses to sell.
The number of home sales are increasing for 2009, but they are still not as good as they were in 2008. When we make real estate market comparisons, we compare them month-to-month of different years to see how they faired. Naturally, March 2009 would sell more Frisco TX homes than January 2009 simply because as we get into the Spring and Summer months, March through August are the busiest real estate season of Frisco TX. It seems that the average price per square foot for ALL of Frisco TX homes is $87/square feet. This means that if you take all Frisco TX home values into consideration (the cheapest through the most expensive), Frisco is averaging at $87/sq.ft.
However, this $87/sq.ft. is not good enough because you would agree that the Million Dollar estates should never average out like the small cute less-expensive cottages.

How to Digest This Information:
I like to get my information to as accurate as possible with my Frisco TX home market analysis. Thus, I break it down to its price range. Although I have said that real estate is LOCAL, by that I mean different neighborhoods deliver its own price range expectations and possibly average days on market to sell its homes too.
So, whenever you have casual communications with your friends about the Frisco TX real estate market, be cautious. Every price range do differently. The $100,000 - $300,000 are the most active price points of Frisco TX homes. If you compare all of the average Frisco TX home prices, you could say $87 as the average price per square foot. However, someone in the Frisco TX luxury homes market cannot use this $87/sq.ft. number as a gauge. Someone who is possible purchasing in the $400,000 price range also shouldn't look at the $87/sq.ft. number. The average price per square means nothing if you do not discuss the neighborhood into consideration.
Also, Frisco TX luxury homes do not sell as often. Hence, one or two homes that sell in the price range cannot bring an average set expectation for which that price range should sell.
